Simple Tips for Increasing the Sale Price of Your Home

Our home is our biggest investment. When selling, we want to get every penny that we can out of it. Some people think it's necessary to spend a huge amount of money to accomplish this. Not true! In fact, most expensive remodeling projects never even recoup their cost, let alone add more value to the building. Fortunately, you can increase the sale price of your house without breaking the bank with these two simple tips.

Tip #1: Clean and Unclutter:
Few things damage a home's curb-appeal like a junk-filled yard. Got an old refrigerator sitting on your lawn? How about bags of garbage laying around? Does your yard look like the subject of a Jeff Foxworthy redneck joke? First impressions count for a lot, especially in Real Estate. Take an afternoon and get rid of all the junk in your yard! Cut the grass and trim the hedges. Make everything look neat and tidy. Once you're done outside, do the same inside. Go room-by-room and pick up all your dirty clothes, dishes, dust-bunnies, etc. Vacuum the carpets and scrub the floors. You wouldn't try and sell a dirty and cluttered car and you shouldn't try to sell your home this way either.

Tip #2: Get out the paint brush:
Painting is a very cheap way of giving your home a total makeover. A fresh coat of paint, even if you're not changing the color, can make everything look bright and new. And the smell of new paint in the air can be like the smell of a new car to prospective home buyers!

Increasing the chances of selling your home for top-dollar doesn't have to be overly expensive. As shown above, some simple and inexpensive steps can go a long way in making sure you get top dollar for your biggest investment.
